Data enrichment

You own the loan. Do you own the facts?

The tape told you a value, a lien position, and a borrower. Fundable goes to the county and checks — every property, every borrower, every entity — and hands back what's actually on record, with a link to the document it came from.

The problem

The tape is a claim. The county is the truth.

Every number you underwrote came from a file someone else assembled, at a moment that has already passed. The county has been recording what actually happened ever since — and nobody on your team has time to go look, loan by loan.

01
Values drift silently

The valuation was true at origination. Two years of market movement later, nobody re-marked it — and the LTV you're reporting to your LPs is a number from a different market.

02
Distress shows up in public before it shows up in your servicing feed

A lis pendens is recorded at the county months before a loan goes delinquent on your tape. The warning was public. You just weren't watching that county.

03
You underwrote the property, not the person

The collateral looked clean. The sponsor behind the LLC is being foreclosed on three other deals under three other entities — and nothing in your file connects them.

What we find

Six things your book can't tell you today.

Every layer we pull exists because it changes a decision — to bid, to re-mark, to reserve, or to pick up the phone.

Valuation

Your LTV is quoting a market that's gone.

The valuation was true the day it was written, and nobody has re-marked it since. We re-value every property against current market evidence and rank the whole book by how far it has drifted — so the loans that moved surface before your next LP letter, not after it.

Comps

The deed, not the estimate.

Most valuation products hand you a number and ask you to trust it. We hand you the sales behind it — address, closing date, price, size — so you can argue with the evidence instead of the algorithm. Including the non-disclosure states, where everyone else goes dark.

Distress

The county knows before your servicer does.

A lis pendens is recorded months before a loan goes delinquent on your tape. The warning was public the whole time — you just weren't watching that county. We are, across every county your book sits in, and we surface a filing the day it appears.

Position

Someone is standing ahead of you.

A tax certificate sold against your collateral is a super-lien that outranks your first position, and nobody sends you a notice when it happens. We check the tax and lien layers on every property and tell you where your position actually sits today.

Borrower

The sponsor behind the LLC — and everything else they touch.

You underwrote a property, but the risk is a person. We resolve the borrowing entity to its officers and beneficial owner, then look at what that owner is doing everywhere else. Including the deals quietly failing under a completely different LLC.

Exposure

The concentration nobody priced.

Flood zone, wildfire potential and disaster history on every property in the book — so you find out your exposure is stacked in one basin or one fire corridor before the weather finds out for you.

Provenance

Every field carries its receipt.

Enrichment is only worth something if you can defend it in an investment committee. So nothing we return is anonymous.

100%of fields carry a link to the source record
0resellers between you and the county
4answers per field, where others return one blank cell

A link to the source document

Every row carries the source it came from and a deep link back to the county's own record. Click the lien and you land on the clerk's page for that instrument.

  • Source identifier on every datapoint
  • Deep link to the originating record
  • The raw upstream response, retained

"We didn't find it" and "we couldn't check" are different answers

Most vendors return a blank cell for both. We tell you which one it was, per layer, per property — because one of them is a clean result and the other is a gap you need to close.

  • Found — a source returned records
  • Clean — we checked and there is nothing there
  • Not covered / failed — stated plainly, never hidden

Straight from the system of record

County assessors, recorders, clerks of court, tax collectors, secretaries of state, FEMA. No commercial data aggregator sits in the middle reselling you someone else's stale copy.

  • 2,000+ sources, read directly
  • No reseller in the production path
  • 1–24 hour refresh on every layer
Coverage

Nationwide, and we'll show you the map.

Coverage claims in this industry are marketing. Ours is a map. Hover any state to see the share of its counties we serve — every one of them reached with a live query against that county's own system.

How you get it

Meet the book where it already lives.

Enrichment that requires a migration doesn't get used. This runs against the file you already have.

Send the tape, get it back enriched

The whole book in, the whole book out — every original column preserved, every enrichment column added, plus a plain-English summary per loan explaining what fired and why.

  • CSV or Excel, in and out
  • Your columns untouched
  • A written reason on every flag

Inside the spreadsheet you're already in

An add-in for Excel and Google Sheets. Point it at a column of addresses and it fills the rest — or call a single cell function on one property and get an answer where you're already working.

  • Excel and Google Sheets add-ins
  • Enrich a whole sheet in one pass
  • Formula-level lookups per property

Or straight into your systems

A REST API for the teams that want enrichment inside their own pipeline, their own warehouse, and their own monitoring — one call per subject, every layer returned with its provenance.

  • One call, all layers
  • Address, parcel, owner or entity as the key
  • Built for batch across a full portfolio
When you use it

Before you buy it. And every month after.

Pre-acquisition

Diligence the pool before you bid

Enrich the entire tape in the time it takes to read the offering memo. Find the loans with active foreclosure, unpaid taxes, super-liens, drifted values and troubled sponsors — before they're priced into your bid instead of out of it.

  • Whole-tape enrichment, not a 10% sample
  • Exceptions ranked by severity
  • Evidence attached, ready for IC
Post-close

Watch the book, not the spreadsheet

Re-run the book on a schedule and get told what changed. A new lis pendens, a tax certificate sold, a transfer recorded, a bankruptcy filed — surfaced when it happens, not at the next quarterly review.

  • New filings surfaced within 1–24 hours of recording
  • Change alerts, not a full re-read
  • Borrower-level, not just property-level
Security

The controls your security team will actually ask about.

You're sending borrower and property data out of a regulated fund. Here is exactly how it is handled — the specifics, not a badge.

Encryption everywhere

  • TLS 1.3 minimum on all transit
  • AES-256 at rest
  • Customer-managed keys (CMK) supported

Least-privilege access

  • RBAC scoped to your tenancy
  • SSO via SAML 2.0 / OIDC
  • MFA enforced on every privileged action

Per-decision audit trail

  • Actor, timestamp, inputs and outputs
  • Immutable storage with integrity checks
  • Searchable and exportable on demand

Retention you control

  • Separate policies per data type
  • Right-to-delete on request or contract end
  • US-only or EU-only residency available

Network isolation

  • Tenant isolation at storage and compute
  • Private endpoints / VPC peering
  • IP allowlisting for API access

Continuous testing

  • Dependency and container scanning
  • Annual third-party penetration test
  • Coordinated disclosure programme
Attestation SOC 2 audit in progress Auditor engaged · observation period underway
Deployment Managed, single-tenant, VPC or on-prem Run it inside your own perimeter if you need to
Infrastructure Google Cloud Platform GCP infrastructure maintains SOC 1/2/3, ISO/IEC 27001, 27017, 27018 and PCI DSS

Most of what we return is public record, not borrower PII — and what you send us is retained only as long as your policy says. Read the full security posture →

Send us fifty loans. We'll tell you what your tape didn't.

Pick a slice of your book — a pool you're diligencing or one you already own — and we'll enrich it against the county record and walk you through what came back, loan by loan.
